Model home characteristics

Model home characteristics are the attributes of a model home, such as the square footage of a heated or shaded area, that your agency uses to assess additional requirements on an application, including fees and inspections. You arrange your characteristics into characteristic groups that are then associated with project applications. For example, you could define a Condo characteristic group that contains Heated Area, Unheated Area, Shaded Area, Patio, and Fireplace characteristics. Members of your agency could then associate the Condo characteristic group with a Condo project application. Only one characteristic group can be associated with a project application at a time.

After a characteristic group is added to a project application, members of your agency can use the group's characteristics to define the model homes for that project, associate those models with a building application, and record alterations to the base model for an individual building application. For example, a condo complex might have two basic unit designs, neither of which has a fireplace: one with 1100 square feet of heated area and the other with 900 square feet. Such a project would require two model homes. These model homes could then be associated with the appropriate child building applications within the condo project. Where appropriate, members of your agency could also indicate that an individual unit has a fireplace using a model home option to alter the characteristic for that building application.
