Using work orders
Use the Work Orders screen to create and maintain work orders for rooms that require maintenance or are otherwise uninhabitable. You can copy a work order for another room or create a duplicate order for multiple rooms. Multiple work orders can be updated at once by using the option.
There are two out of service types for work orders: Out Of Inventory (OOI) and Out Of Order (OOO).
Out Of Inventory is typically used for planned closures of groups of rooms over a period of time for renovation or off-season inventory reduction. When a work order for service type Out Of Inventory exists for a room, the room cannot be sold and will not be counted as inventory in occupancy calculations.
Out Of Order is typically used for short term outages due to repair. When a work order for service type Out Of Order exists for a room, the room cannot be sold unless the work order is OOO and set as Minor. In both cases, the room is counted as inventory in occupancy calculations.
Minor work orders are typically used for simple repairs such as changing a light bulb, where the guest room can still be sold, but a work order must be created for tracking/assigning purposes.
Only work orders that are set as minor can be placed on leased rooms when the lease status is definite.
